Il Poggio

This hilltop stone farmhouse features a splendind 360-degree view of Conca d’oro, the valley of the golden mussel, which constitutes one of the top vine territories in the Chianti.
 
This is the magnficent setting for ‘Il Poggio’ farm, with its large stone farmhouse perfectly blended into the landscape. The building has an unmistakably Tuscan flavour and a solid rectangular structure beautifully restored to its former splendour.

The marvellous rural complex includes the main building, with 360 m² on two levels, plus a tower level, a little courtyard surrounded by outbuildings for another 130 m². The typical stone farmhouse has flat ceilings in wood and earthenware tile, with earthenware arches, wood beams and a fireplace on the first level. Includes 0.37 hectares of fenced land, including olive trees, many fruit trees and plants.

The ground floor is not presently connected internally to the two upper floors. So the house could be easily divided into two units (as it is at present) or be joined again together with an internal stair case.

The ground floor consists of: a laundry and bathroom, a studio, living area, and two rooms that could become bedrooms. Also some storage space in the cellars.

The first floor, accessed by approx. 12 steps on an external staircase consists of: living room (with fireplace), dining area, kitchen, a spacious bedroom with ensuite bathroom (tub) and a second bedroom with ensuite bathroom (shower).

A steep, open staircase leads from the dining room up into the tower loft room (bedroom or study). The barn is being restructured using bio-architectural techniques.

Il Poggio is tranquil but not remote. The well known tourist places on the Chianti wine route Greve and Panzano are only a stone’s throw away. Beyond the private garden are acres of Chianti vineyards, together with great views over the hills.

The closest village is Panzano in Chianti. Surrounded by medieval Tuscan villages and the famous vineyards of Chianti Classico. Easy drives and day trips to Lucca, Pisa, Arezzo, Assissi. Firenze and Siena are respectively 35 km away.
